How we approach the facade
Facade work
Facade work on apartment buildings requires experience, good planning, and consideration for the residents. Smooth execution is just as important as a high-quality end result, so that the building not only looks good, but also remains comfortable and sustainable for everyone.
Possible works:
- Exterior facade insulation
- Facade finishing
- Cleaning and protecting existing facades
Important for owners' associations:
- Improvement of the energy performance certificate (EPC)
- Living comfort will increase through insulation along the outer shell
- Increased value of the entire building
- Uniform appearance for all apartments
How we tackle the roof
Roofing work
The roof protects the building from wind and weather and plays a major role in energy consumption and comfort. In apartments, roof renovation is a major operation that requires careful planning and craftsmanship. Cleys ensures that the work is carried out efficiently, with minimal disruption to residents and a sustainable result that will last for years.
Types of roofing work:
- Renovation of flat or sloping roofs along the outside
- Roof insulation (warm roof/inverted roof) along the outside
- Renewal of roof covering (EPDM, roofing, tiles)
Benefits for condominium associations:
- Lower energy costs for all residents
- Increased living comfort through insulation, especially for apartments on the top floor
- Improvement of the energy performance certificate (EPC)
- Increased value of the entire building
- Reduced risk of leaks and damage
- Extended lifespan of the building
How we approach exterior joinery
Windows and doors
Energy efficiency is no longer a luxury, but a necessary investment in comfort, cost control, and property value. We offer well-thought-out energy solutions tailored to the scale and complexity of apartment buildings:
- Solar panels (collective or per apartment)
- Heat pumps - air conditioners (central or hybrid)
- Charging stations for electric cars
- Smart energy management for common areas
It also brings additional benefits such as lower common costs, a future-proof building, and it is also more attractive to new buyers and tenants.

Subsidies
Cleys assists homeowners' associations in applying for subsidies for roofs, facades, windows, insulation, and common areas. With our experience, implementation and invoicing run smoothly, ensuring that every residential unit can benefit optimally.
For apartment buildings, you can apply for subsidies for both private areas (individual apartments) and common areas (such as facades, roofs, and stairwells). The Flemish government pays out this support via Mijn VerbouwPremie, the central online portal.
The former separate EPC label subsidy has not existed since 2026; energy-saving improvements are now integrated into Mijn VerbouwPremie and mainly apply per residential unit. In Flanders, you can apply for premiums for renovations to apartment buildings via Mijn VerbouwPremie. This applies to work such as roof and facade insulation, replacement of windows and doors, and other energy-saving measures. Both per apartment and for common areas.
Additional benefits of collective renovations
- Costs per apartment may be lower due to joint purchases.
- Less inconvenience for residents thanks to better planning.
- The building will have a uniform and neat appearance.
- Work will be carried out faster and more efficiently.
- Premium applications and administration will be simpler.
The following important points apply for 2026:
- The subsidy amounts depend on your income category (e.g., higher support for lower incomes).
- For work such as roof or facade insulation and high-efficiency glass, you can often receive up to ±50% of the invoice amount in support, depending on your income category and the type of work.
- The scheme will change from March 1, 2026: for higher incomes (categories 1 and 2), the subsidies for work on the exterior of the building will be more limited or even no longer applicable; they will remain mainly focused on heat pumps and boilers for these groups.

Permits
A permit is often required for structural renovations to apartment buildings. This is the case, for example, with changes to the facade, the installation of exterior wall insulation, roof modifications, or the installation of solar panels that are visible from the street. You can request information from your city or municipality to find out whether a permit is required and what you need to do to obtain one. Cleys guides owners' associations through the entire permit process and provides the necessary technical information and implementation details, in close consultation with the owner, architect, and municipality.
