The structure of a flat roof
- Current structure
- PIR insulation
- Roofing or EPDM
The roof structure
1. Current structure
A flat roof usually consists of a supporting structure in concrete or wood. There may already be (aged) insulation present, which is generally not a problem. If the finishing layer in roofing or EPDM is still in good condition, nothing needs to be done.
There are always two things that must be carefully checked for a flat roof renovation:
- Are there cracks or blisters in the existing roof covering?
- Is the supporting structure still in good condition? No sagging, moisture issues or damage?
2. PIR insulation
On top of the supporting structure, we install PIR insulation boards. This type of insulation is thinner, lightweight, and at the same time highly efficient. Even with less thickness, you still achieve a high insulation value, which is ideal for flat roofs. This saves energy, improves living comfort and ensures compliance with current energy standards.
3. Roofing or EPDM
The final layer is the waterproofing, which protects your roof against rain and wind.
- Roofing (bitumen): a classic material, often applied in multiple torch-on layers. Strong and reliable.
- EPDM: a synthetic rubber in one seamless membrane. Extremely durable, low-maintenance, and ideal for roofs with many corners and edges.
The importance of a watertight finish
Because a flat roof has only a minimal slope, rainwater drains more slowly than on a pitched roof. Proper waterproofing is therefore crucial. Even a small mistake can lead to leaks, moisture problems, or damage to the insulation and supporting structure.
Our craftsmen work according to the highest standards, paying close attention to every detail. This ensures:
- Perfect overlaps: every seam between roofing membranes is carefully glued or welded.
- Correct upstand fixations: the connection between horizontal surfaces and upstands is made fully watertight.
- Precise detailing around chimneys, skylights and penetrations: no weak spots anywhere.
- Slope and drainage control: sufficient pitch and smartly positioned drains prevent water pooling.
High-quality roofing materials
Durable waterproofing starts with the right choice of materials. At Cleys, we work exclusively with high-quality products that have proven their worth for many years:
EPDM
EPDM is a synthetic rubber material with an exceptional lifespan (30 to 50 years). It is UV- and ozone-resistant, elastic, and low-maintenance. EPDM remains flexible, adapts to temperature fluctuations, and does not tear. Perfect for those looking for a modern, reliable, and durable solution.
Roofing
Roofing (bitumen) has been a trusted choice for flat roofs for decades. It is applied in layers and reinforced with fiberglass or polyester. Roofing adheres firmly to the substrate through torching or bonding and is ideal for more complex roof shapes or renovations of existing roofs. Robust, reliable, and especially suitable for those who prefer a traditional build-up.
Extra finishes for a complete result
A roof renovation doesn’t stop at waterproofing and insulation. The finishing touches also determine how durable and aesthetic your flat roof will ultimately be.
Gutters
We renew or clad existing gutters so they are both functional and visually suited to your home.
- Hanging zinc gutter: low-maintenance and classic.
- Box gutter: sleek and modern, finished in the color of your choice.
Roof windows and skylights
Want to bring in more natural light? With Velux and Skylux roof windows or skylights, you create a brighter, more spacious, and more pleasant living environment, without losing insulation value.
Detail finishing
Roof edge profiles, cladding in Trespa, Cedral board, wood or aluminum, and neat connections around chimneys and penetrations make all the difference. These details provide a refined look and extend the lifespan of your roof.
