The amount of your subsidy: what does it depend on?
The subsidy amounts in 2025 depend on two factors:
- The type of works you have carried out
- Your income category and family situation
There are 4 income groups within the “Mijn VerbouwPremie”:
Single person (0 dependents)
- Categorie 4 (< 24.750 euro)
- Categorie 3 (< 24.750 - ≤ 43.240 euro)
- Categorie 2 (< 43.240 - ≤ 55.020 euro)
- Categorie 1 (> 55.020)
Couple (or single person + 1 dependent)
- Categorie 4 (< 37.110 euro)
- Categorie 3 (< 37.110 - ≤ 60.520 euro)
- Categorie 2 (< 60.520 - ≤ 78.610 euro)
- Categorie 1 (> 78.610 euro)
As of March 1, 2026, individuals in income categories 1 and 2 are only eligible to apply for a grant for heat pumps and heat pump water heaters. Grants are no longer available for any other types of work. Applications for grants for heat pumps and heat pump water heaters can be submitted through December 31, 2027.
Nothing changes for owner-occupiers in income categories 3 and 4.
Which works entitle you to a subsidy?
- Exterior wall insulation (only for income categories 3 & 4)
- Roof renovation (only for income categories 3 & 4)
- Windows and glazing (only for income categories 3 & 4)
- Heat pump & water heater (for all income categories)
Subsidy for façade insulation
You can insulate your façade in different ways: on the outside, on the inside or through the cavity wall. The most efficient and sustainable method is insulation on the outside of the façade. This way you create an unbroken insulation shell around your home, prevent thermal bridges and do not lose any space inside. Moreover, this is also the simplest way to comply with current insulation standards and renovation requirements.
Conditions:
- Rd-value at least 4.5 m²K/W → Min. 10 cm EPS
- Works carried out by a certified contractor
- For directly and indirectly heated spaces. For example, not for unheated outbuildings or detached garages.

Subsidy for roof renovation
You can also insulate the roof in different ways: through the attic floor, on the inside with insulation wool, or on the outside following the sarking principle with rigid PIR boards. Especially the latter method, insulating on the outside with PIR, offers the most durable and effective solution. You create a fully closed insulation shell, avoid thermal bridges and keep the full interior space. It is therefore the best choice for those who want to combine comfort, energy efficiency and long lifespan.
Conditions:
- Rd-value at least 4.5 m²K/W → Min. 10 cm PIR
- Installation by a certified contractor
- For directly and indirectly heated spaces. For example, not for unheated outbuildings or detached garages.
Subsidy for windows and glazing
Are you replacing your glazing and window frames? Then the following conditions apply:
- Windows (glass + frame): maximum Uw ≤ 1.5 W/m²K
- Glass (only): maximum Ug ≤ 1 W/m²K
- For directly and indirectly heated spaces. For example, not for unheated outbuildings or detached garages.
You can also apply for the subsidy for skylights and roof windows under the roof category, provided that you insulate the roof sufficiently at the same time. This way, the government encourages integrated renovations that improve both the comfort and the energy performance of your home.
Subsidy for heat pump
Ready for a (new) heat pump? Then you are entitled to a subsidy if the heat pump belongs to one of the following types:
- Geothermal heat pump
- Air/air heat pump
- Air/water heat pump
- Hybrid air/water heat pump
These technologies not only provide an energy-efficient indoor climate, but also give you a nice financial boost thanks to the subsidy.
How much is my subsidy?
For whom?
A subsidy can be applied for under certain conditions and for specific target groups. In broad terms, the following applies:
- Owner-occupiers: categories 3 and 4: subsidies still available for various renovation projects. Categories 1 and 2: subsidies now only available for heat pumps or heat pump water heaters
- Landlords through housing associations: retain the right to the highest subsidy (category 4)
- Other investors (e.g., private landlords): the subsidy for heat pumps or heat pump water heaters will only be available until the end of 2027.
- Apartment buildings (HOA): Subsidies for renovation work will continue, but subsidies for heat pumps will be lower. Additional subsidies may be available for categories 3 and 4.
- Non-residential buildings: no longer eligible for subsidies as of 2026
👉 Important: always check the exact conditions via the website of the Flemish government to be sure of your right to subsidies.
Depending on personal situation
The exact amount of the subsidy depends on your personal situation. Factors such as your income and the number of dependents are taken into account. The type of renovation work also plays a role: for example, the subsidy for façade insulation is generally higher than that for replacing windows and doors.

👉 Tip: it’s best to calculate your subsidy yourself via the website of the Flemish government.
How to apply for the subsidy?
The application is done entirely online via Mijn VerbouwPremie:
- You have the works carried out by a certified contractor (such as Cleys)
- After completion, you receive an invoice & accompanying certificate
- You submit your application via www.mijnverbouwpremie.be
- You receive your subsidy directly into your account, often within a few months
👉 You have up to 2 years after the invoice date to submit your application.
First owner, then subsidy
You must be the owner of the property at the time of application. This means that you must already be the actual owner of the property for which you are applying for a subsidy. Are you still a prospective buyer, or is the purchase not yet finalized? In that case, you’ll need to wait until you are officially the owner.
Stricter rules have been in effect since 2026: for higher-income earners and investors, a subsidy is usually only available for a heat pump, while categories 3 and 4 still receive support for multiple projects.
Note: this ownership condition is in addition to other requirements such as the year of construction of the home, the type of works and the type of dwelling. You can find the full list on vlaanderen.be.
